  • What is the Accounting Guarantee?

    The Accounting Guarantee simply means that was have procedures in place to protect your investment. If you choose to be on a bank account for your investment...no problem! Transparency is key! 

    • You will receive a monthly income and expense report, transaction detail report, rent roll, accounts receivable and accounts payable ledger. Other reports are available upon request.
    • You will receive copies all paid invoices each month that correlate with the monthly financial reporting.
    • All financial reporting is overseen by an indepedent CPA to ensure legal and compliant monthly financial reports.
  • What is the Tenant Lease Guarantee?

    Charisma does our very best to put good, qualfied renters into your investment property. 

    • We run background checks on all applicants 18 years and older, which includes a credit, criminal and landlord background. 
    • We require applicants to show proof of income, as we want to insure to the best of our ability that the renters have the financial means to live in your property.  

    While we do all these things, unfortunately, things beyond our control can happen where a tenant skips out, is evicted or needs to relocate. If a tenant needs to relocate and get out of the lease, we will charge the tenant directly for a subletting fee, but will not release them from the terms of the lease until the unit is re-rented or the lease term is up, whichever comes first.


    This should not be your expense though. We will re-rent the unit for you at no additional cost. However, if the initial term of the lease is up and the unit needs to be re-rented, a new leasing fee will be charged. 


    If a tenant sublets a unit before their lease is up, the leasing fee is the tenant responsbility. Not yours.
