We conduct move in, move out and periodic inspections of our properties to try catching issues before they become large problems. If issues are due to tenant negligence, tenants will be charged while still residing in the unit.
We assess the market to see where the rents should be and as leases expire, we reach out to the tenants to negotiate their lease renewal.
We take care of collecting rent each month so you don't have to. We make it easy for Tenants to pay their rent with our on-line options.
We send monthly financial reports to keep Owners up-to-date on the income and expenses of the property. Owners also have 24/7 access to financial reports through the on-line portal. Monthly reports can be customized.

Charisma does our very best to put good, qualfied renters into your investment property.
While we do all these things, unfortunately, things beyond our control can happen where a tenant skips out, is evicted or needs to relocate. If a tenant needs to relocate and get out of the lease, we will charge the tenant directly for a subletting fee, but will not release them from the terms of the lease until the unit is re-rented or the lease term is up, whichever comes first.
This should not be your expense though. We will re-rent the unit for you at no additional cost. However, if the initial term of the lease is up and the unit needs to be re-rented, a new leasing fee will be charged.
If a tenant sublets a unit before their lease is up, the leasing fee is the tenant responsbility. Not yours.
