While we do all these things, unfortunately, things beyond our control can happen where a tenant skips out, is evicted or needs to relocate. If a tenant needs to relocate and get out of the lease, we will charge the tenant directly for a subletting fee, but will not release them from the terms of the lease until the unit is re-rented or the lease term is up, whichever comes first.
This should not be your expense though. We will re-rent the unit for you at no additional cost. However, if the initial term of the lease is up and the unit needs to be re-rented, a new leasing fee will be charged.
If a tenant sublets a unit before their lease is up, the leasing fee is the tenant responsbility. Not yours.
